Are the plots serviced sites?

Yes. Water, electricity, BT Fibre Optic, drainage and foul water will be included in the sale.

How much does a lodge cost?
Lodge prices start at approx. £95,000 from Island Leisure which is our provider.

How much will the plot cost?

Lodge prices will vary from £65,000 to £75,000 depending on size and location.

What are the running costs?
Council Tax and services will be billed to the owner of the property. Maintenance of the common areas will be £1,000 - £1,500 p.a.

What are site fees? (Ground rent)
There is no ground rent as the plots will be freehold. There will be a shared maintenance fee for the maintenance of the access road sewer and ground care.

Can I use the lodge all year round?

Yes, but the lodges cannot be occupied by the same person or persons for more than 11 months in any calendar year.

Can I live in my lodge permanently?
No. Lodges at KCG may not be used as your sole residence. The development is for holiday use only.  You be able to provide details of your main residence, including where you are registered on the electoral roll.

What is included within the purchase price?
The land will be purchased from KCG and a full title from the Scottish land register received. The lodge will be purchased separately from Island Leisure, however there will be a contractual obligation to use Island Leisure for the installation of your lodge.

Is there a time limit in which the Lodge has to be built?

No

What if I want to resell my lodge?
Your lodge or land can be resold like any other UK property.

Yes

Can I choose another lodge other than the lodge listed on a plot?

No , planning is only given for lodges tied to specific plots.

What is the procedure for the purchase once I have decided I wish to buy?

The purchase will follow the standard process for the purchase of a building plot. A formal offer to purchase, for the sales price should be submitted to R&R Urquhart, from a Scottish solicitor. The plot will then be marked as reserved, and the standard sales process will be followed through the solicitors.

Can I purchase a plot then only site a regular Caravan?

No, Moray Council have strict rules on the standard of lodge to be used on this site therefore the planning permission insists Island Leisure are the manufacturer. Other manufactures could be used but only after written consent from Moray Council.
